So far, FTF has performed as advertised and I get timely and thorough reports on status for each project with financials, progress, risk profile and photos.There is a bit more risk associated with these one-off investments, however the low entry makes that more tolerable.

Tax is a real number, it can be qualified and there is a time line associated with it, the fiscal year.  

Ask for references and call any prior owners they may have been associated with.

There is a good sense of community and a strong neighborhood association. 

Rule #4: Don't rent to friends, family, coworkers, or anyone you associate with outside of landlording.

It allows you to avoid the $7-12k cost associated with hard money loans (HML), which can improve your total ROI and cash-on-cash return.
