A popular strategy I've seen work is to scale with properties in the C locations and then slowly upgrade your portfolio into the nicer asset classes as you progress and become more cash flow heavy. 

A lot of seller financing comes with higher price or is a poor asset.

If there’s a real problem with the system, it stems from the difficulty of actually EXECUTING an obtained judgement.  

People always go for the cheapest financing, quit claim in to an LLC and go about their lives, when they've essentially done nothing to protect their personal assets. 

If they forest service can revoke the lease and the land isn't owned, I wouldn't even call that an asset.

For example, Costa Rica does not have a treaty with Canada, and our entities in which we are looking to purchase our assets there look completely different.
