My particular program is to only invest in class A in residential (I do b, c and even d in commercial), charge the tenant the high end of the scale, and fix immediately anything he wants that’s even semi reasonable.  

The initial effect on mortgage rates was a subtle increase in long term bond yields, however in comparison to earlier this summer residential and commercial mortgage rates are down considerably.For example commercial lenders were in the 7%++ range just a few months ago, and recently are as low as 5.5%-6% and falling.

The property in question is a mixed-use, with a ground floor commercial unit, and one residential unit upstairs.

I will say that most municipalities will allow only one ADU if the property is zoned residential R1 or similar.

They have REIT/syndication/fund with residential as underlying asset so it seems legit.
