But as a side gig I do know a lot of people who concluded the aggravation/payoff ratio for managing other people’s properties wasn’t worth for them.Your mileage may vary of course.

That will save you time and aggravation later on, and is easier to do right out of the gate.

Sure you can make more per deal if you manage the things yourself and borrow the money, but I can do 10 times as many deals doing it the other way and make 5 times the money with less aggravation. 

He was just thrown in jail for aggravated domestic battery and will not see the light of day for 7 years. 

I'll tell you this, if you want to save yourself the money and the aggravation of dealing with someone else get your license. 

I bet the management company followed the agreement but an extra email to our clients always avoids an aggravating situation like this.
