Maybe she will sell for less, but I suspect you'll have to convince her that she benefits from the transaction somehow.Usually, a title company expects a written purchase and sale agreement first, before they will do a title report and they need to know the sales price in order to set the coverage.

Just go through them, select the renovated/closely matching ones, and enter them into a model.Here's my fix & flip model, you can see the comps entered and some quick stats below them: Then I use that comp data to adjust the Sale Price in the model to what I estimate it will be (double check the resale $/sf is in-line with the comps), then adjust the purchase price until I hit my desired return level.

We provide Netflix, Disney+, AppleTv+, ESPN+, Prime TV, PeacockTV & the top 50 channels according to a google search which includes the locals there, cost us nothing extra but a little set up, since we had it already via our home DTV and we provide internet, we also leave them all logged in.
