Charlotte is definitely booming and has seen A LOT of growth but to assume appreciation will continue the way it has is speculative and if you don’t have a property that cash flows you can run into a lot of problems if you don’t account for vacancy or have adequate reserves in place if maintenance/repairs come up (which they will).

I live in South Jersey but I’m wondering if any of you have ideas as to up and rising booming markets?

It's a booming and growing industry in and of itself.

Alternatively, I really like San Antonio, TX and have heard that real estate is booming in Texas especially in Austin which isn't far from San Antonio the only thing is I don't have any family there.

Not trying to rain on your picnic, Utah county is booming and needs more rentals.

Do one "wrong" little thing that violates what a single bullet point on page 359 of 1425, and boom you're done, doesn't matter if you fully comply with the other 1424 out of 1425 pages.

Update: After 3 years of owning this property I decided to sell it, through forced appreciation and a natural boom in the Ontario housing market was able to sell for $424,000 and walk away with a $200K Profit (Tax-free due to principal residence).

I too am interested in the Greenville-Spartanburg, SC area as the economy is booming and the growth prospects seem great. 

I saw the outside pic I was familiar with the location and boom I offered double.
