We are normally getting 4.25% (200 basis pts above 10 yr treasury), 25 yr amortizations, and 10 year terms.If you want to grow business, consider partnering with someone who has money for downpayment, charge an acquisition fee to put together deal, charge a fee to manage, and ask for a percent of the equity.

With any chump change left over I’d go to a casino and do some sports betting or poker or table games but those fun investments aren’t really investments now are they. :)Or I’d go To the beach for two weeks and stay at a nice hotel.

That's highly doubtful.There are trade offs for liquidity.If a fund is more liquid than others, it goes to follow they'll have more capital in instruments that are easy for the fund to liquidate (e.g. money market, CDs, short-term treasuries/munis).The ROI of all of those asset classes is negligible and (currently) below inflation.
