Once this falls of the cliff, you are better of with buying a REIT at the stock exchange and have real passive income.

Assuming you have $1.2M cash, which can be invested in the stock market and reasonably get a 7% return.

I'm guessing that would be something like 14% if anyone would touch it.Probably needs to look at other options like hard money on the new project, borrow from 401k or stock account or life insurance.

I think of it not unlike a stock.

Most used passive income spot is the stock market.

Remember I do not care what you invest in, real estate, stocks, crypto etc.

I have $500K liquid and another $400k in stocks I could pull out if I find a deal I can't pass up.

I have a lifetime defined benefit pension not related to the Stock markets so we are not worried about the basics at all.
