From my experience with caring for an investors books in the past who wholesaled approx. 350 houses, remodeled approx. 55 houses per year, and with their books in great order, I would spend approx. 1-2 hours a week which included payroll.

In 2023, I did 18 transactions(Top 500 of ~15,000 agents), and manage 13 rental properties for other individuals.As an Individual, I also own 5 additional rental properties that I also self manage.The reason I would like REPS is because Ive got about 200k in passive losses(100k just in 2023 as I fully remodeled one of the rentals and partial reno of another) I would like to apply towards our household W2 income(600k) Overall, I feel like I could definitely qualify but I definitely lack detailed time log of all activities.

Now I know a lot of people will say test prices which I plan on doing eventually but at the moment I am being aggressive on the remodeling / re investing side and since high season is only a few months a year in my area I dont want to miss out on revenue when I do not have to.

[Not sure what @Henry M. means by 'day rate', there is no such thing with General Contractors, must be doing small jobs with pick-up laborers]And yes @Alan F. is spot on...there are way more investors that screw up a project...no idea how to screen Contractors, no idea how to do their job right on a remodel (have clear objectives and don't change them, then stay out of the way)

Going back to your suggestion, I am moving on from the lender I posted about, if you see the first two replies; where the user's name goes in the upper left corner says that "account closed" The borrowers I have can put up 30% down and rehab property as most of them are in the "remodeling business.
