I find that tenants respect a property a lot more when it is in good shape.Can you turn a place in over night, sure, but I do not believe you will get the highest rent when the property is not up to snuff.The beauty of this entire thread and original question is that you can make you lease any way you want.

Honestly, I think you would be better off focusing on one and aligning yourself with a dynamic referral partner in the other camp to meet the needs of your clients together.

Last week I had a new construction and the buyer went through quicken.. these guys were horrid took an extra 8 days to close because of their rules.. if they used a local lender they would have been in the home a week earlier.. and they were camped in a hotel.. and whinning like crazy that we the builder were at fault when it was their lender LOL.Account Closed  I think you taking the contingencies comment a little out of context.

The need of a real estate agent will not disappear overnight it is process that takes time like anything else, but surely you start seeing it all over.
