Easy way to figure out basic land comps for MF and townhouse is to simply call around to experienced RE agents and ask them what developers are paying per door for raw dirt..Like 10k a door or 20k a door etc.. each area has its number and its easy to find.then when looking at the dirt simply check the zoning and see what density is allowed back that off a tad because its rare that you maximize density on a project then run the numbers..

If you want to maximize cash flow that would dictate where to look, if you want more appreciation potential, that would direct you to other areas, etc.

Even if they charge you a few hundred or $1-$2K for a initial financial plan. 4) On a $5.5M portfolio, something like this would be very appealing to me personally, as a thought starter: - $1.25M home, car, and "toys", paid off- 250K in cash- $2M in stocks- $2M in paid off or lightly levered real estateThis is just me, and I'd personally view the name of the game as wealth preservation and maximizing enjoyment of life with this level of wealth, all liquid, all at once.

I've noticed a trend: the OG's that went through the GFC 2008-2010 meltdown are fine with a low return on equity and cash on cash return, avoiding mortgages and paying with cash, while the Young Bucks are all about maximizing leverage, $0 down strategies, creative financing, "infinite returns", growing the portfolio to the moon as quickly as possible and measuring it by number of doors as the primary metric instead of equity/ actual wealth.
