IMO that is 100% wear and tear, and the rug/mat is a non issue.

If someone slips and falls on your property, you could have JUST shoveled, ice melted, used a hair dryer and laid a non slip mat right in front of the step your tenant took before the slip.

Hey Folks,Looking at an otherwise solid REO buy (for flip) on what appears to be a corner lot- come to find out the yard "on the corner" is a parcel owned by the next door neighbor and is "possibly contaminated"... former laundry mat burned down there some 15-20 years ago and between back taxes and possible contamination, it hasn't been touched.

For all you know he could have kids locked in cages or strapped to beds in those rooms...... drugs....stolen merchandise......and all kinds of illegal and disgusting stuff.

We have spent money on a storage unit, cockroaches preventatives, laundry ( everything has to be washed at the laundry mat).Why would you do??

Tenants can go to the laundry mat .
