We got super lucky... we spent about $1 million dollars buying the 25 properties we bought back in 2018-2021.  

@Britney RossI’ve been in the RE business for over four decades now.Most of that time spent in the single family brokerage and investing world.Several years ago, I made the decision to transition from SFR to multifamily.Despite decades in the industry I felt the need to educate myself about MF.I paid for an intense 2 week education program and then a 3 month mentorship.Trust me, it was worth it.During the mentorship, I acquired a 43 unit property with the help of my mentor.Fast forward 4 years later, I am in a General Partner in 1000 units worth $130M.So for me, it was money well spent.You didn’t mention where type of investing you wanted to do.If it’s MF, you are going to need partners and help.

I spent many years as a landlord, and I hated it.

Again, lower your expectations.Good luck  Just spent a few hours stalking the new properties we brought to our PM book.Bloody nora mate, hard to believe what folks are buying and where and for how much 🤷‍♂️First time in 10+ years that I actually started getting worried a bit about our market.I mean, we are talking D class stuff selling for $80,000+All off the MLS also.Toledo got some sexy PR this year but this is insane.Can't sell turnkey in B class for sub $100,000 if my life depended on it.But D class run down $%#@ off the MLS selling for $80,000 all day long.And some solid comps to support this $#%@ also...PM is booming so we will ride the wave.Surfs up 🏄What a shame though....

I also spent times reading some articles and books and try to get some understanding on it.Well, WL’s so called ”double plays”, allowing to borrow against the policy so can grow the policy’s cash value at the same time also grow the borrowed money.
