It was never rented and I exchanged it for a multi-tenant office property in Knoxville, Tn. 

I was hoping for a place in Knoxville, but I believe there’s regulations in place limiting inside city limits.  

I keep my eye on the market in the unlikely event I somehow get an edge over others in that market and can lock up a good deal, but lately I've been more interested in seeing what's going in in Nashville, Knoxville, and other towns.

Where I invest it’s all vacation rentals, I’d have to invest 45 minutes away in Knoxville to capture some of the other types of rentals you’ve mentioned and it wouldn’t fit my investing model.

We considered several cities (Saint Louis, Knoxville, Chattanooga, Indianapolis...) and ultimately decided on Memphis.
