Two recent clients purchased properties with less than $250K down in New Hyde Park and Lynbrook.One property has a detached garage to bring in additional income and the other has a 1-bedroom ADU.Both deals cashflow.These aren't easy to find in a seller's market but they're out there. 

Does anyone have recommendations of what I can do or where I can look to get liability insurance? 

I did see it and scheduled the sprinkler installation but heard they are now requiring additional improvements that weren't originally discussed like multiple egresses, changes to pool room doors etc.   

You can throw some tenants in there, nobody is going to come there and lock your door.

The owner had no money from the deal to cure the lien, and because we were already passed our 1031 exchange identification deadline, we asked what the payoff was and ended up paying out of the door $112k to close this deal.
