This post is about alternatives to SFR turnkey investments.I have only self-managed a couple of SFO Bay Area SFR rentals, and looking to explore alternatives after my 1031 exchange of one of those properties.I have looked at a few turnkey or rental SFR investment sites such as roofstock (not sure if they are turnkey or just facilitate investments by providing rental estimates and guarantees based on as-is properties), doorvest, renttoretirement, and turnkeyinvestproperties.Are there popular and/or convenient options to look for, buy and manage larger complexes (apartments, commercial etc.) similar to the above list of options for SFRs?

DSCR is the most popular of the bunch (debt service coverage ratio - basically you qualify on the property cash flowing rather than your income and DTI).

Being raised near Winmark in Port St Joe this has been “up and coming” since I was in high school and we are talking 18 years ago.I was just there visiting my parents and I do see some more houses going in there and maybe the popularity from the hurricane has brought many investors but I still know what it is like there come August-Feb (ghost town) and that is why I personally haven’t owned anything (yet) back home for short term.Now I could be wrong and the money is good enough to offset all the slow months.Just giving my perspective as I would be more inclined to buy something in Panama or Destin where there might be more foot traffic if I had to pick between them.

To people that are used to living in houses built in the 70's and later, not having a bathroom on the top floor may be a deal breaker, but if this is a popular part of town, particularly if it tends to feature older houses (1920-50's), then the people looking in that area will likely not mind as much.Now, if every property around you has multiple bathrooms on each floor, and yours is the outlier, then that could be an issue, and you will need to price rents accordingly, but overall, you can't please everyone, including your friends.
