carpet tiles could be a fun look, easy to do, would not be slippery with golf shoes and easy to replace when one gets wrecked... you could change up patterns or colors as you get to different areas???

This sounds like a train wreck waiting to happen.

And it seems, from previous experience, that the less money that tenants put down the more of a wreck their apartment and account balance are when they move.I just wanted to know if this is really necessary in order to keep the place at relatively 100%, but especially how do you recoup any money for move-out damages?  

I don't want her to get in a wreck on the winding back roads...That said, I recently brought up the idea of her studying for a California Real Estate license over the next few months and taking the test when she gets here so that she can be an agent.

Ultimately, it's important to keep in mind that giving up is the only true failure so even if a million and one things go wrong on your first deal, it truly won't wreck you.

Good for you that you take yours as a bump in the road and not a total wreck.  

It's always nerve wrecking buying your first bank deal.  

Infants dont color on walls,,,wreck things,,,cause noise. 

A large portion of that may be due to my age though as I'am not older then a lot of those students.I partied there in high school pretty fun stuff and we wrecked a lot of houses, but in the same breath not every house was a write off.

Usually I end up handing out money to everyone or reinvesting it to hire armies to kill the ones wrecking my market.
