I would replace the counter top for personal reasons but again it will not increase rent.I would defiantly put in a closet and there by add a third bedroom, I do not understand the purpose of the sky light and would not touch it.Adding a third bed room is the only improvement that will warrant higher rents and is relatively inexpensive.

So you might end up waiting a while to deploy your funds when you could have already been in the game.Def not a fan of partnering on small stuff though- not enough money in it to warrant the effort and hurdles of a partnership.

If the cost does substantially exceed your deductible and would warrant a claim, ask your agent what the typical premium surcharge would be for filing a claim under vandalism.Should everything line up to file a claim and you do have coverage for those damages, the insurance carrier will issue payment to you.
