I appreciate the concern and the ultra conservative approach, but I can tell you that I wish I had jumped into investing - not just home ownership because they are VERY different - much, much sooner in life and most investors you meet will say the same thing.

I'd be utilizing FHA for the loan on this.Mainly I really need a place to live as well - I WFH full time and run a business and having a stable home for a couple years where I can do what I want is ultra valuable to me.

It is not used in conjunction with their laminate products, so it's confusing as to which product you are talking about.In areas prone to liquid spills or moisture (such as kitchen, bathroom, laundry, basement) the TrafficMaster Allure Ultra (or something similar in another brand) will serve you better because it is 100% waterproof, clicks together, floats, and if one piece becomes damaged it would be relatively easy to replace.
