I've spent weeks and even months dialing these things in to get the results I was looking for. 

All of that took about 6 months. 

The process for commercial properties is basically the same as residential properties, so it takes work.Again, echoing Dominic, a good investment is a good investment, whether you spent 8 months courting an owner to get them to sell to you, or whether it is on CBRE/Cushman/Marcus/Loopnet or any other brokerage website.  

Stay away from their tax prep too its so much money every month just to basically to your own taxes.

Who is going to pay the lot rent for 3 or 4 or 6 months??

I looked into the maintenance option years back to discover a trend of:  apx. 8% monthly fee which only included rent collection (everything else from maintenance to turnovers etc, extra, and poor reputation on repairs.)

Non-renew tenants,, give it early even if its 8 months out.. you could also do mutual lease termination if they aren't month to month.Basically you want them gone, so only and best way is this.

The key difference, though, was he spent months carefully getting to know the local architecs, reputable builders, and even a couple of niche design firms that specialize in modern builds for mid- to high-end buyers.

Overall, you're spending $25k in extra costs and a monthly pmt that's $500 higher to keep $50k in your bank account.
