Even Do Hard Money that advertised 100% 100% you had to spend 3k on their training materials up front and spend 600.00 per loan submission.. so you needed up front money and also have to advance on the draws..

I know the BRRR was very popular however trying to teach that to those with zero or limited experience was a train wreck waiting to happen.. its all great in theory and completely different in real life.. its by far the hardest and riskiest thing BRRR remotely that an investor can take on.. full stop..

.- I go to military training on the 7th.I have a good lock on my interest rate and afraid of doing the mortgage application over again due to a slight decrease in my current job pay but will be going up again in a few months and I'll also be house hacking once I own and solely live in the house.

In Charlotte, the local HUD office offers free training and they openly share "the formula".I went to my first training session there back in 2000and "the formula" is still the same 16 years later.Here, tho one caveat has been... an owner-occupied bid beats an investor bid, which always seemed to be a noble call to me.
