(I'll include that post at the bottom)So I wanted to make this post to reflect on my time spent and hopefully encourage those beginners who don't post as much as they should or have a hard time gaining traction in this place.

So with a carrot site, you'll get leads by people finding your page either by organically searching for it, or by ads you are paying for that direct them to your site, where they will fill out a contact form, and you or a team member get in touch with them ASAP to get their info and qualify them (is it really a deal, or someone just kicking tires...e.g. what's my house really worth, but I don't want to sell at the moment).The short answer to your question, which I have immense difficulty doing...obviously :^)  is you *can* get very good leads with carrot, after your site starts to get traction, because the people filling out your contact form on your carrot site are seeking YOU out to solve their problem, and are therefore very qualified leads, where as leads from a list source like I've listed below, you're getting the same leads everyone else is getting and it's either timing, reputation or just shear dumb luck that one of them converts into a deal before someone else snaps it up.

Kwikset LocksFlooring I use LVP, generally a click type  I replace all brick mold on ext doors with Vinyl, I use solid vinyl for exterior window sils, and trims when rotten. we replace ceiling fans with just lights (less to fail, and less to get hurt on) we use combo Smoke and CO detectors, so there is only one device for each location they are installed instead of 2kitchen cabinets, whoever has the best sale, and if you want soft close, add it on, dont buy them already on the cabinets, WAY CHEAPER. we generally swap water heaters to electric with stainless flex hook up lines for easy and cheap replacement down the road. also we often replace furnace and A/C or add A/C (im licensed so for me its pretty cheap) if the systems are older

As much as you dislike your job, is it worth living off the money while you're waiting for the marketing to get traction?

I'm not planning on buying property here as I am probably moving in December, but would love to increase my human capital anyway possible.I just attended the TRACTION REIA meetup (in Tysons Corner) this past week for the first time.

If you can't find a club, consider starting your own to see if you can gain any traction. 

I'm seeing more traction in Cleveland (as well as other places in Ohio) and Detroit (and other parts of Michigan) as well. 

Better areas (A, B C+) usually will produce better tenants that take care of your investment.Not trying to give legal device in any way but just supplying my opinion from my experience.

Im sad to see that the post i started two years ago is still getting traction.... and the claims that being made continue to get and more outrageous!!
