It's tight and if you didnt execute your business plan, your staring a cash-in refi or sale square in the face. 

This will work no matter what, but you can get there faster if you can generate equity through remodel, take advantage of market shifts or buy at a discount (next to impossible at the moment due to tight inventory, but that may come back).The other component most new investors underestimate is you have to become an excellent operator.

Outlining your SOW with timeframes right out of the gate is imperative or deadlines will be missed yet contractors still want to be paid yesterday!

Our market is so tight that getting 20k doscount for a property that needs 50k of work does not make sense to me. 

And then refinancing it in our name to buy it from him and we could add the caveat that we can continue the master lease until interest rates hit a certain point or a deadline is met which ever comes first.
