Create columns for Name, Street Address, City, State, Zip and then contact info: Last Contact, Relationship, Status, Email & Phone.IMPORTANT: do NOT ask people for THEIR business, ask for referrals!

I just received this email.

They completely forgot to report the burst pipes until several weeks after the incidental, and along the way they haven’t been very helpful, forgetting to email me back, not taking the initiative, etc.Not really sure if anything can be done—just looking to avoid the same chaos in the future.

I would email the code enforcement officer prior to your offer. 

It can be completed on a family member's property without major legal hurdles and allows temporary living.

Or if we had to put the new tenants in a hotel or temporary housing? 

Send it both via registered mail to the last known address (ie your property unless they gave you a forwarding address) and email it. 

I immediately emailed the landlord and property manager that I agree with their decision (i haven’t stepped my foot on this property, don’t even have a key.)

Find every wholesaler in your market and try getting on their email list.
