I have asked if someone is teaching this offer structure and one person said it's common in land and the other explained it as a win-win situation.

Books and YouTube gurus selling courses teach people to borrow money from one property to buy another with little or no regard for how heavily the investor is leveraged.

Its a 2 (1 bedroom) on first floor, and the 2nd and 3rd floor is a townhouse style of 4 -5 bedroom!

I see two ways of attacking this: - Paid mentorship/training- Teach myself (YouTube videos, Reading, Trail by Fire basically) I am leaning towards the paid option because I do have the capital to pay for a program.

But If you decide to hire a property manager, this book will at least teach you what you should expect from them.

I recommend styling your tables, adding a theme and just making the property have more personality.

Until you can teach your VA with recordings how to actually qualify a lead properly, do it yourself.
