It's such an exciting part of the process!

I'm at the very starting phase of this process.

We take care of the entire process—from sourcing and purchasing properties to managing renovations and the final sale or rental.

Would like to get the process going. 

For instance - I am looking to see if anyone has experience with installing recessed lighting into a horse hair plaster ceiling and if anyone could offer advice on the process I should take when doing so? 

best wishes  i dont do gap funding at all.. so no.. not something I would do we do JV deals every week but we have zero debt all cash and we control the process. 

If you are just downloading data room info from brokerage sites and plugging into a model, you are refining your skills on the "act", which is certainly necessary and helps make the process faster.  

If your firend wants to stay in the place AND has the funds/income to do so, they need to refinance in their name ASAP (as part of the process), not 5 yeas from now, not if they remarry, not 10years from now.   

I won't just write them all here but I highly recommend contacting a qualified 1031 intermediary to walk you through the process.
