I am ready and will be starting with property number one sometime, hopefully, quarter one of 2025 with a possibly 2 bedroom and 1 bathroom single family home; as this is within my current budget.

House hacking is a great way to get started.

its unfortunately not going to be as easy as googling, but that might get you a list to start with and refine.  

I ask why and they say "well I did not know my grandpop was going to die" and right when they say that usually they start to understand.Correct.  

I would recommend joining ULI (Urban Land Institute) They have a network of people that can provide exactly what you are looking for I discovered their youtube page last year and started binging......I would like to do the same...

And start the two year clock ticking again. 

Looking for any advice for someone starting out in this realm.

Unless you plan on scaling rapidly and just want to set things up a certain way starting out.
