If it becomes and fix and flip I use Podio to manage my projects from beginning to end and allows me to record and track expenses even from the point of taking a photo of a receipt and categorizing it on the spot.

their only advantage is if someone parks bad enough that the remaining spot can only fit a golf car sized vehicle.  

I think Columbus, Ohio is a really good spot for you to do that.

Someone is going to tell you how good a spot is and why it will work, but you really have no idea what you are doing.

Do you notice a sweet spot both in property size/vicinity to the beach?

This will probably mean at least 1k or more out of your pocket every month and if some kind of emergency happens, you will be in a really tough spot.

A few additional savings hacks I layered w insurance, was to move deductible up and find break even sweet spot on annual premium.

Some spots in dayton you will see stuff like that which is why I always tell my clients beforehand what they can expect.
