I would tell them there are cameras and if I catch them again they will be reported for trespassing and charged for damage to my lawn.Then I would either install a camera or I would install some very long, sharp spikes in the dirt to guarantee at least one flat tire if they did it again.Then, and only then, would I consider the additional expense of a fence, boulders, or whatever.

So if you pm and do your own maintenance Id say 400 a month average if you dont spike the expenses upto 600 to 700.

Most gutters are attached to the fascia with long spikes or screws so it is entirely possible that gutter being pulled off could take the fascia cover with it.

If you have compression cracking you may need to replace the beam (cracking above the mid point).When you get a contractor to fix it make sure they drill and dowel some #3s or at the very least some forming spikes with tie wire strung between them, you need something for the patch to grab onto otherwise it'll just fall off in a year or two.

Steel has seen a recent sharp spike in price, but like I said, this spring from what I hear from metal building suppliers, they seem to feel as if steel will crash, and that would make those types of buildings more affordable.

Apple, Google, Xerox, Fuji film, and Meta are all coming into the area. 5k people a month move to the area which has created a housing shortage, rent spikes, major appreciation (not just due to inflation) and you can still find single family homes for sale on the MLS in good condition for ~250k+ Tenant-landlord laws are landlord-friendly and taxes are low.
