Haven't walked a property in years and just did one with my team a few weeks ago.I forgot the thrill of seeing these things derelict and then fixing them up.What a pleasure to see the transformation. What started as a simple dream for me of moving to the US and buying, fixing, holding a few properties and moving back to Australia turned into thousands of rehabs, many companies, staff and monsters with 17 heads lolIt's nice going back to the basics of how it all began.Just simply checking out distressed properties, negotiating, buying and fixing them up.Ahhhh, the good old days 🙏

There are a lot of groups out there right now that had made-for-TV track records that will likely not be in business in a couple years.Focus on the experience of the team, how long they have been in the business, how many market cycles they’ve survived, their philosophy on leverage, and how many properties they bought in 2022/2023 (a good answer would be few, a great answer would be none). And do yourself a favor and read The Hands-Off Investor (in the BP bookstore) before you invest a single dollar in a syndication.

When this happens the fancy/complicated entity structure is useless protection-wise.Lots of attorneys out there who will sell you a $10k+ entity structure that doesn't mesh with your operations as you scale your portfolio and team.
