I had thought about some type of sub-metering solution as well, but it seems like there is really no good way to do that.Our other buildings are duplexes where it was relatively easy/made sense to separate the heating systems.

I agree with @Patrick Franta and @Mike Neubauer that a 1 bedroom will give you a better ROI though because you can still find relatively decent deals on 1 BRs compared to 2 Brs.

I know you see a LOT of posts @Jay Hinrichs, so give it a few days and I'm sure just like the Justin Nyugen guy we got, more people will feel comfortable coming out of the woodwork bringing up some cases related to these name which will help law enforcement.
