I generally give the seller a choice of whether to use the 1-4 TREC or a shorter (and easier to understand) two pager.

There are other Lenders with 30 year fixed and shorter Amortization schedules or Balloons out there with lower rates but they are usually Small Community Banks.

2) Mortgages with shorter fixed rate a period than amortization. 5 year fixed with a 15 year amortization is a pretty standard structure for portfolio lenders.

We do 42 tall cabinets so it would end up being a shorter cabinet probably 24 wide with a small 3-4 bottle cabinet underneath to make the full 42.

They can typically offer better "in house" loans for local investors like us but it will be a shorter term and probably a variable interest rate/balloon payment.Hope this helps
