Here in Chicago I have always been able to fill units in the winter despite the common sentiment that it can't be done.

I agree with your value-add sentiment for sure, I just haven't been able to come across a true value add opportunity that the owner wasn't wanting top dollar for.

Sellers almost always apply sentimental value to their home, don’t understand how to pull accurate comps (no Zillow is not accurate) and end up listing too high.

@Austin Works, I am echoing the GC sentiment of others. 

The overall sentiment for my industry is that there are signs of recovery but won't fully recover until 2022 or 2023.The LTV is around 60%.
