I want to make sure that the rents support any leverage I use and that there is a comfortable margin of safety. 

This is why you need to build in adequate margin of safety by being conservative and always assuming the worst.

If you believe the tenant is doing the first thing (tampering with the panel/meter), that's a serious fire and safety hazard and you should immediately go inspect the panel and meter at your property to make sure neither appear tampered with. 

This isn't a debate issue about the safety of a pit....this applicant does not qualify based on the requirements of your insurance...END OF STORY....declinedIf you disagree with the insurance company, then get different insurance....... otherwise decline based on the insurance requirements

Flea treatment is very important  to use quality flea meds for safety of the pet and so your home isnt filled with fleas...

I even wear safety goggles and just plan to decontaminate when I'm done, outerwear and work gloves right into the outside trash can.

If you can pull equity out and the numbers still look good that will get you there a little faster but always make sure you have a safety margin
