I go to his Facebook page and also notice that it says he works for Keller Williams so I ask him if he does in fact work for KW because about seven Frank Walkers pop up on realtor.com but none of them have profile photos or are in Texas. 

@Eryn Garcia  I agree with @Eli Kantor  the hot tub instructions with photos really saved us a phone call at one short term rental and that is saying something since my husband can figure most things out. 

With this bank, they only required time stamped photos to be submitted to prove their was no damage. 

Can't comment on Montgomery County but in Philadelphia with respect to tax sales you cannot obtain title until a year from the date the deed is recorded. 

In that respect, you will have achieved a higher basis for depreciation and exclude the gain.

I have contacted the clerks office in each of these respective locations and they only publish documentation when a formal foreclosure has been set and the auction date is posted.

As for returning the deposit if there was clean up, hopefully you took photos of the condition of the home once it was vacant and have an itemized bill to present the former tenant. 

The generic canvas photos feel so cheap to me and don’t photograph well.

It makes you less hirable and much less respected in this industry.
