Hi everyone-We haven’t been able to get renters for our 3 bedroom, 2 bath property in Barryville, NYNow that we are entering into November we are worried that it will be vacant for the winter.Property manager has mentioned AirBNB / STR as an option but with property being empty for 4-5 months now ( long story - last tenants left it in shambles). we are debating whether to sell it as funds are scarce.I’m currently using zillow and posting on FB.Any other resources anyone can recommend for a rural community ?

Hi Michael,Welcome to the community- There are a lot of good professionals and resources here on bigger pockets to learn and grow. 

I have a nice hi-rise condo unit and I get tons of companies asking if I do MTRs for Visiting Nurses, Tech Professionals, etc.My place is positioned near a number of large DC Metro Hospitals, but since covid work-from-home and recent lift of Eviction Moritorium, I have had few people with jobs, but a ton of people recently evicted looking to rent my place.The one viable group - visiting nurses has been excluded because my HOA will not allow short or mid-term rentals (anything less than one year is a No-No).They claim too many transient tenants cause excessive wear and tear on the property and too many people using resources like the gym, or pool or common areas.I think that's a lot of horse waste!

They are simply more sophisticated and have greater resources to conduct more thorough diligence. 

There are a lot of great resources on BiggerPockets, whether you are just getting started or have 30 rentals under your belt.If you have specific interests or questions, find the appropriate forum category to read what others are saying or ask questions.

 $1800 (high end of rent range) - $1535 (hopefully mortgage includes full PITI) - $90 (5% vacancy) - $400 maintenance/cap ex - $180 PM (at that low rent point I am using 10% all inclusive) - $50 misc (bookkeeping, utilities that are not tenant responsibility such as slab leak, tax man, allocation of asset protection, etc).
