From what I have heard, Dayton is a similar market, and you will ALWAYS save money by investing locally by not needing to hire a Property Manager (yet).

They tell you you’re asking too much rent (you lower rent, avoid vacancy and make more money) ,your marketing is bad (they take new pictures, advertise in different places, change wording, whatever, and get a tenant saving vacancy.)  

To stay secure, I’d recommend saving 3-6 months of mortgage payments, budgeting for repairs, and possibly investing in a home warranty.

So if you do an exchange you are saving $100k in taxes today.

I can also determine what things need to be replaced vs repaired vs modified etc which can save money.

If you go with a modular, you'll not only save but comps should be that of a site built home.
