But i think the ARV will be between 120 and 150k, and I've already spent about 10k on roof replacement, soon will be spending another 5k to tile floors, refinish hardwoods, and paint.

It's brick (visually in good condition but I'm not an expert) with hardwood floors (need refinishing), with some serious drawbacks: both bathrooms needs to be gutted and remodeled, kitchen needs updating, last occupants left SO MUCH CRAP behind (seriously the 5 mattresses are the least of it).

The main living areas are all hardwood and need a solid cleaning but look surprisingly good, if I were selling I'd likely refinish but for now they're just fine.For all of these, I'm going to use cheaper but slightly more durable materials (any recommendations?).
