Meanwhile the only properties I've sold were the ones that had really great cash flow on the magic spreadsheet, but in reality they had so many tenant and capex issues that they rarely spun off positive cashflow in reality so I decided to get rid of them despite the ROE and COC being great (on paper).

In alphabetical order: Cleveland, Columbus, Detroit, Indianapolis, St Louis, Texas and more.Before deciding you should do some research and learn about property Classes.Most investors naively assume all properties & tenants are the same and mistakenly only focus on best rent-to-price ratios.The reality is that lower Property Classes also mean lower Tenant Classes and corresponding bigger challenges!

Same applies to your Ai market recommendations, except you would have bought a home thinking the resale is $900/sf+ when in reality in 95111 the median is $700/sf at best.
