I would make sure you don't have any HOA restrictions before diving in, if it's not mentioned, or you don't know of any county or municipal restrictions prohibiting short term rentals (or leases less than a certain amount, IE: 6 months).. then I would say go for it.

I also do lower income rentals, so the turnover costs can be a bit prohibitive compared to the value of the house and I have to screen through a bunch of applicants and as a result it can take up to a month for me to rent one.
