I borrowed $110K from a private lender for the purchase and self funded the repair of the offices. 3 months later, I rented 6,000 sq.ft. of office space to a corporation for $21,000/month + utilities for 5 years with another 5 year option.

I'll share first: I plan on spending the first bit of the year saving for my next deal--I'm looking for a SFH somewhere in the midwest to long-term rent.

Why are people going for $10M or more, which is at the point you'll have trouble spending it all.

Common comments and complaints are things like....Wanted: a private landlord out there that will rent to me.Why are credit requirements so high?

The other quesiton i have is if private equity is starting to get involved in this market, companies like Apollo & Carlyle, does that change your feelings about getting involved in the space?
