Hi Everyone,I am making a commitment to be more active on here, and going to try to post here a few times a month and also answer questions from my perspective for the younger investors.As the title suggests, I am a long time RE investor, have 3 properties 2 of which I rent out (one is cash flowing $700/mo , YES) I control 1M in assets, have about 250k in equity total.

I wouldn't worry about any of that, but I'd want to see it in person before I committed to that.Find a good basement guy to go take a look, usually not the guy with a wrapped truck.

As this becomes more and more prevalent in the coming months/year, I think there will be a lot of sponsors that have footnotes on their track record, stating "representative sample" or they will change track record to case studies, and only list their good deals, while sliding some "average" deals that still netted an okay positive return.From the LPs side, of course you should be asking questions about losses, is your track record reflective of EVERY deal you have syndicated or raised money for.

In Oregon the buyers deposit is generally fully refundable during the standard 10 business day contingency period (unless waived) and the difference in deposit could be interpreted as the level of commitment the buyer has towards the transaction, within reason.

If you rent it out from day 1, you are committing mortgage fraud, which is serious offense and you do not want to go down that road.
