When I'm practicing underwriting, I'm finding a property that looks interesting, trying to find out median rates in the area and do some math to get to the NOI then divide by 6% and come up with some sort of value.

You might only sometimes have the total budget for a high-tier item, but you can still bring value by offering other skins, in-game items, or trading expertise.

Making this up.  95% of all Financial advisors will not help on your non Financial investments since they don’t get paid to cover that and that is not where their expertise is.  

My recommendation would be to have a conversation with your manager regarding your goals for the property, and it will then be their job to meet those goals based on their recommendations and expertise.

So, you have to be kinda into learning that stuff, and having someone in the family or friend circle with some expertise is a big help.
