I have the landscaper put in that thick plastic cover to minimize any future weeds. 4) Install new plumbing fittings / valves, i especially like the quarter or half turn valves since it's easy for the tenants to do.5) Install Door Stops, I've had many dings.

I cut them all open with a razor blade and drained them in the yard and recycled the plastic.  

We now have the plastic (for lack of the correct term) water piping coming into the house.My husband and our electrician friend went yesterday and grounded the house for each meter using grounding rods.

You can't have any holes in the screens, you can't have more than 1 person per 50 sq ft of bedroom space, no flexible pipe from the sink drain and no plastic water supply to any faucets, GFIs in basements and garages and within like 10' of the sink, no flexible pipe to hot water tank or furnace, no nail holes or non-fire rated foam crack filler in the garage wall between the garage and the house because fire can spread faster from the garage to the house... 

You use implements that shape the tilled dirt into a flattened hill, cover it with plastic sheeting, add fertilizer herbicides and pesticides, add drip irrigation lines, and punch holes for the plants.  

Having a second full bath upstairs IS a definite big plus and the bathrooms look very nice for that price range, maybe even a bit over done and that's from someone who HATES plastic tub surrounds!

Plastic tub surrounds are cheaper.  

I am working with a program called Mass Save to improve the insulation, and I intend to help the residents put plastic on the windows and use door insulators.  

So instead of $1.30/each (for the corrogated plastic), it's like $0.65/each.
