Although as I state.. its alive and well in low value asset areas and rough neighborhoods that are underserved by the real estate community at large..either for reasons of valuations so low or physical risk that is real especially for real estate ladies.

A physical piece of marketing still means something, even in 2018.I would recommend, if you are going the direct mail route, to plan on sending different marketing pieces each time.

I've been to many fire damaged properties, and aside from the physical damage caused by fire, you have the smell of smoke to deal with, and that may include the contents, cabinets, walls, floor, window frames, etc.

Either way it’s a small niche.I’d also caution you on you’re maintenance costs. 5 bedroom probably means more bathrooms, a physically larger house with more plumbing, roof tiles, larger hot water heater etc.

It does require self-employment activity, but has a lot of advantages: Compared to an IRA, Solo 401k contributions limits are roughly ten times higher.There is no custodial requirement for the 401k.You don't need the additional expense and administration of an LLC to have checkbook control.There is a built in-Roth component whereas IRAs are either traditional or Roth, not both.A spouse can also participate in the same Solo 401k plan.The Solo 401k has additional tax benefits over an IRA when investing into real estate using leverage.The penalties for prohibited transactions are less severe, though it's best not to utilize this benefit :)

Dane, I do not have a specific lender that I personally know in Orlando, Florida, that I can recommend to you however, the advise I would humbly give you is not to limit yourself to just lenders that are physically located in your area and definitely do not limit yourself to working only with banks and credit unions.Banks and credit unions offer real estate investors some major benefits (lowest rates and very good terms)  but their are a few major draw backs (limit on how many properties they will allow you to finance, lengthy times to close, a lot of documentation).

Hopefully they do not rep both,  it is or at least can be a conflict of interest.Building inspector looks at the physical structure.
