There were lease violations disrespecting the other neighbor's leased space and harassing the other neighbor and they smoked in the property against lease, lied about conversations, has made up stories about plumbing issues that plumbers couldn't find causes to, tried to get a dehumidifier and force me to pay, accused me on two different occasions very agressively in regards to the heat/electric service.

The loan on this house is $1,200,000.I moved in to my new primary residence by the end of the month.Starting July, my original primary residence was available as a rental and was being shown to prospective tenants.My new tenants signed a lease that began a couple weeks after showing, in July.To calculate my primary residence mortgage interest deductions, i'm using the following formula:650,000 / 2 = $325000 loan from January to June1,200,000 / 2 = $600,000 loan from July to December$750,000 limit / (600,000+325000 total loan value) = 0.81 multiplier(0.81 * $X first house interest) + (0.81 * $Y second house) = total interest payed i can deduct from my primary residencedoes this look correct?

CT isn't cheap so if you plan on doing it there you are going to surprised at how poorly you do. maybe in the suburbs I'm not sure but as much as I know people call us from CT and everyone is rich and has lots of money and things are expensive out there. build to rent is a great model. we build 3 story walk up infill and keep it to the residential side. 3 units is the most units before it's commercial and you need engineering, etc. check comparable and things liek that. we came up with this design a year ago and we sold 10 if you want to talk further please DM me happy to connect. there are some great build to rent conferences. we went vertical not horizontal with it to save on build costs and design to fit on any infill lot. this fits on a 3500 square foot lot. most lots in our area are 30x120 or 30x150. in miami where I live now they are 50x100 or so. but any infill lot we can pretty much get this one on. there are some great build to rent conferences coming up too that if you like this topic I'd recommend attending I'm sure you'd learn a lot.

. - If you just personally paid for the renovations then the interest won't be deductible because "paying yourself back" doesn't qualify.
