My boyfriend is the one who had the actual experience & his parents are ready to retire (they are the actual owners) they are willing to train me in the day to day to operations plus the business side of it .

I grew up in the area and my parents owned a few units when I was growing up, so I have some idea of how the market works, but I would appreciate any advice I can get from anyone with experience investing in smaller, rural markets.

It's going to need to be a vacation area, maybe closer to your parents or grandparents and it can't be rented out.
