For the lessee, much like a car lease, you get to test the house to see if you want it to be your "forever home", it's an easy path to home ownership without feeling like it would take years to save up for a down payment, you can avoid real estate agents (no offense, but wouldn't you avoid the car salesman too if we could?!)

Your neighbors, friends, family... are much more valuable then you (no offense), and I’ll never have that opportunity to meet them unless I do what is right for you as the homeowner and for your home.

Please don't take offense to this, but you need to cease all contact with the tenant and allow your PM to handle the situation per GA law. 

@Willard Blair I tested their background check with a person who had done time with multiple offenses.
