That is a self help eviction and is prohibited.Your clients could face paying fines and penalties and in some cases jail time for doing such things.If you have the written agreement that the tenant signed stating they would vacate you simply show that in the court proceedings to the judge or mediator.

I've budgeted for repairs and have maintenance agreements.Other than a CURRENT eviction, one prospective tenant appears to be rock solid so I'm wondering if people think the pluses outweigh the eviction.Everything isn't verified yet but here's what I can see so far:Same residence and landlord since 2000Income is 120% of my requirement2 FICOs (married) in 700sTenant lost eviction mediation - court filings show tenant stayed through hurricane repairs and frequently did own minor repairs but withheld rent because range was broken for 4 months.

If they pass that phase, the complainants can ask for attorney mediation where they go before a DFEH attorney mediator, but that mediator can't force anyone to agree and no action is taken if they can't agree.
