A picture being changed or removed doesn't matter but seems simple enough to take down before you photograph the unit - even if the tenant is still there.

The 1% rule doesn't matter as much if you have a 5-10 year investing horizon because it does not take into account appreciation or other benefits of holding (tax benefits, etc.)The 1% rule stops a lot of folks from getting started. 

Underwrite your RE purchase to long-term rents, so that no matter what, you can cash flow.

They are not as good as screwing to a stud but work a lot better than those plastic inserts.No matter what you choose to do to your rental property’s bathroom, just make sure it looks good and can hold up to tenants’ wear and tear.

Look at other rentals in the area and see not only how they are advertising or promoting online but also the inside and outside of the rental so you can create a similar environment to try to replicate the same results.

I agree, but in this case, historical trends don't matter.

I have looked around online, but haven't had any luck yet, i have local real estate agent there, but they are not expertised on those distressed properties.
